What it really costs
The real purchase cost, not just the starting priceThe all-in price
What it would REALLY cost to win this lot at the current starting price (€ 3.042.170): estimated taxes and charges on top of the price.
| Registration tax (9%) | € 273.795 |
| Mortgage and cadastral taxes (fixed) | € 100 |
| Fixed transfer costs (estimate) | € 300 |
| Delegated professional’s fee share (estimate) | € 1.650 |
| Estimated charges on top of the price | € 275.845 |
| Indicative total (price + charges) | € 3.318.015 |
And if it went back on sale? If this lot went to a new attempt with the typical reduction observed in its group (−20.0%, over 68 historical reductions), the indicative total would go from € 3.318.015 to € 2.654.822 (−20.0%). Many lots leave the market before the next attempt: this is a conditional scenario, not a forecast.
Indicative estimate based on standard rules (registration tax regime, VAT excluded): the actual amount due is calculated on the award price and may vary for special regimes (sales subject to VAT, agricultural land, luxury properties). It does not replace the advice of a professional.
