What it really costs
The real purchase cost, not just the starting priceThe all-in price
What it would REALLY cost to win this lot at the current starting price (€ 8.218): estimated taxes and charges on top of the price.
| Registration tax (9%) | € 1.000 |
| Mortgage and cadastral taxes (fixed) | € 100 |
| Fixed transfer costs (estimate) | € 300 |
| Delegated professional’s fee share (estimate) | € 550 |
| Estimated charges on top of the price | € 1.950 |
| Indicative total (price + charges) | € 10.168 |
And if it went back on sale? If this lot went to a new attempt with the typical reduction observed in its group (−20.0%, over 37 historical reductions), the indicative total would go from € 10.168 to € 8.524 (−16.2%) — less than the nominal reduction, because the minimum tax and fixed charges do not fall proportionally. Many lots leave the market before the next attempt: this is a conditional scenario, not a forecast.
⚠️ The appraisal report flags building violations/non-conformities: any amnesties or restorations are at the buyer’s expense — get them quantified by a surveyor before bidding.
Indicative estimate based on standard rules (registration tax regime, VAT excluded): the actual amount due is calculated on the award price and may vary for special regimes (sales subject to VAT, agricultural land, luxury properties). It does not replace the advice of a professional.
